Most regular homeowners insurance policies will cover water damage from something like a pipe leak, but not from a flood resulting from a natural disaster. To make sure your home is covered as much as possible, you’ll need to purchase a separate flood policy.

Flood insurance comes in two varieties—building coverage, which covers structures, and contents coverage which covers the items inside those structures.
Taken together, the policies protect most of your property from flood damage. However, there are some items and situations that are not covered. Large amounts of flooding from sewer backups aren’t covered, nor are damaged money, cars, or items in basements.

Do you need flood insurance in Utah?

It depends.  
The state of Utah doesn’t require homeowners to carry flood insurance. However, some mortgage lenders might require coverage as a condition of lending, especially if the house you’re buying is in a high-risk area.
Most communities in Utah participate in the
National Flood Insurance Program
or NFIP. This FEMA program helps homeowners purchase flood insurance based on their flood risk. However, you don’t have to live in a high-risk zone to purchase flood coverage. In fact, it’s a smart idea to have flood insurance just in case even if you’re not in a FEMA recognized high-risk zone.
