, a developer is bringing one of the most innovative automotive displays to select counties in Tennessee
. What exactly is the Motor Enclave, and what does it offer its participants?
What is the Motor Enclave?
The Motor Enclave was founded by Brad Oleshansky, an award-winning entrepreneur and attorney. He has spent seven years developing what he says is "the largest private garage community in the world." His first big project was the
M1 Concourse
in Michigan, a collection of 250 private garages along the Champion Motor Speedway. It would serve as the model for Motor Enclave communities in Florida, Ohio, and now Tennessee. For a hefty price tag, affluent drivers in Nolensville, TN, will be able to showcase their high-end cars in customizable garages of various sizes. Buyers receive a "white box" garage that they can fill with furniture and decorations of their choosing.
All of these buildings are constructed with solid steel, with motorized garage doors and insulated walls to repel the elements. These garages can range from 507 to 4,800 square feet. The garages are built to house vehicles but are essentially condos.
Owners can use these garages as recreational spaces, workshops, or even a home office and access them at any time. Buyers will also be able to resell the condo in the future. One important restriction to note is that you aren't allowed to use a condo as a primary residence, as per the zoning commission.
The Motor Enclave's VIP perks
With the purchase of a white box garage, owners also get their own M1 Motorsports Club membership. This gives them access to a 1.5-mile circuit performance track and an off-road track. According to the

website, track runs aren't open 24/7 and time slots have to be reserved by members.The tracks are also used for special racing events, some of which are open to the public. Owners can also opt to have non-members visit their garages and admire their prized cars.
The Motor Enclave project promises festivals, driving demonstrations, and charity events. There will also be Cars & Coffee meet-and-greets, where owners can showcase their cars outdoors among other affluent drivers.
Car condos start at $200,000 for a unit that fits three cars, as reported by the Nashville Business Journal. The Motor Enclave in Tennessee will have over 175 private garages, with a predicted opening in August 2022. Interested parties can reserve a car condo as early as October 2021.
